[Dong Nai] Nhon Trach 1 Industrial Park Project

Water supply:

• Water supply source: Factories in the Industrial Park are supplied with water from Tuy Ha underground water plant with a capacity of 22,000m3/day and night provided by Investor IDICO-URBIZ.
• Water price according to regulations of Dong Nai province.

Communications:

• The communication system is provided by network operators such as: VNPT, FPT, Viettel… ensuring smooth domestic and international communication. Includes full range of services such as: telephone, mobile phone, Fax, Internet…

Drainage:

• Including: The rainwater drainage system and wastewater drainage system are planned and built separately, running along internal roads to ensure the collection of all rainwater and wastewater from factories in the industrial park.
• Rainwater is drained directly into the receiving source.
• Wastewater is collected to the centralized wastewater treatment station of the industrial park and thoroughly treated, meeting required standards before being discharged into the environment.

Wastewater treatment:

The centralized wastewater treatment plant located in Nhon Trach 1 industrial park has a treatment capacity of 6,000m3/day and night. Currently, IDICO-URBIZ is implementing investment procedures to renovate and upgrade the wastewater treatment plant to 10,000m3/day and night.

• Road: Nhon Trach 1 Industrial Park is located in the center of the southern key economic region including Ho Chi Minh City – Bien Hoa – Vung Tau, convenient for road and waterway transportation.

INVESTMENT INCENTIVES

• Corporate income tax rate: 20%
• Tax incentives:

Preferential tax rate is 17% for 10 consecutive years from the first year the enterprise has revenue from the project. When this preferential tax rate expires, businesses will switch to applying the 20% tax rate.

• Tax exemption for 2 years and 50% reduction for the next 4 years from the date of taxable income

INVESTMENT PROCEDURES IN NHON TRACH 1 INDUSTRIAL PARK

1.Investors learn about industrial park information and land sublease conditions with IDICO.

2. Agree on conditions to sign a Memorandum of Land Sublease with IDICO:

• Remember, land sublease is valid for 4 months;
• Pay a deposit to keep the land equivalent to 10,000 USD/ha. The deposit will be deducted from payments under the official Land Sublease Contract;
• During the 4-month period of the Land Sublease Memorandum, the investor will carry out procedures to be granted an Investment Certificate; Establish a Project business to be able to sign a Contract with IDICO.

3.Procedures to be carried out:

3.1. Carry out procedures for investment policy approval with the Investment Registration Authority (Time 15-30 days).

3.2. After receiving approval for the investment policy, the Investor continues to carry out the procedure for granting the Investment Registration Certificate (Duration is about 15 days);

3.3. At the same time, carry out procedures for preparing and applying for approval of the Environmental Impact Assessment Report at the EIA Appraisal and Approval Agency (Time about 60-90 days).

3.4. After obtaining the Investment Registration Certificate, the Investor carries out procedures to establish a Project Enterprise (Time within ~3 days)

3.5. Within 30 days from the date of issuance of the Investment Certificate, the Investor signs a Land Sublease Contract with IDICO.

3.6. Carry out procedures for granting a Construction Permit:

• After the Investor signs the Land Sublease Contract; At the same time, the Project’s Environmental Impact Assessment Report was approved; The design is approved for fire protection, the investor carries out the procedures for applying for a construction permit.
•  After being granted the Construction License, the Investor will proceed with project construction.
