My Xuan B1 Conac Industrial Park was established on April 14, 1998 according to Decision No. 300/QD-TTg of the Prime Minister in My Xuan Ward, Phu My Town, Ba Ria Vung Tau Province with an area of planning of 211.92 hectares, of which the area of industrial land for rent is 160.41 hectares.

My Xuan B1-CONAC Industrial Park is located in My Xuan ward, Phu My town, Ba Ria – Vung Tau province, located in the southern key economic region of Ho Chi Minh City – Binh Duong – Bien Hoa – Vung Tau. Convenient transportation by road, waterway and air.

Road: Located in the center of the southern key economic region including Ho Chi Minh City, Dong Nai, Binh Duong and Ba Ria Vung Tau province, very convenient for road transportation.

Waterway:

• 7km from Go Dau Port;
• 70km from Saigon port; Vung Tau Port 40km;
• Phu My Port (Baria Serece) 9km; Thi Vai Port 5km;

Airline:

• 70km from Tan Son Nhat airport;

Electricity distribution system:

• Provided by two national power sources 220/110KV Ba Ria – Long Binh and Phu My Thermal Power Plant through intermediate station 110/22KV 2×40 MVA.
• Electricity price: According to the regulations of the State’s electricity price at the time of supplying  electricity to the factory in the Industrial Park.

Clean water supply system:

• Clean water source is taken from Toc Tien water plant with a capacity of 40,000 m3/day and night

Waste water treatment system:

• There is a common wastewater treatment plant for the entire industrial park, receiving industrial wastewater from the factory fence and sending it to the general wastewater treatment plant of the Industrial Park;
• Phase 1 capacity: 1,000 m3/day and night.

Drainage system:

• Includes: The rainwater drainage system and wastewater drainage system are planned and built separately, running along internal roads to ensure the collection of all rainwater and wastewater from factories in the industrial park.
• Rainwater is drained directly into the receiving source.
• Wastewater is collected at the centralized wastewater treatment station of the industrial park and thoroughly treated, meeting required standards before being discharged into the environment.

Communication systems:

• Complete, ensuring easy domestic and international communication including telephone, mobile phone, Fax, Internet for investors;

Industrial air supply system:

• Provided by CNG Vietnam Joint Stock Company.
• The selling price is according to the market price at the time CNG Vietnam provided it to  investors.

Internal road system:

• Asphalt road with load capacity H30.
• Main routes 1A, 1B, 2A, 2B, 3, 3A: connecting to National Highway 51, Go Dau Industrial Park and My Xuan A2 Industrial Park, cross section 55m, road surface 15m wide.
• The branch road has a cross section of 35m and a road surface of 8m wide.

Investment incentives

Corporate income tax

• The current corporate income tax rate is 17%  (within 10 years from the date of taxable income).
  Tax exemption for 2 years and 50% reduction for the next 4 years from the date of taxable income.
• The basis for applying corporate income tax incentives is applied according to the current legal regulations on corporate income tax and relevant guiding and adjusting documents.

Import tax: Enterprises are exempt from import tax for:

Goods imported to create fixed assets of subjects entitled to investment incentives according to the provisions of investment law, including:

• Machinery, equipment, components, details, separate parts, spare parts for synchronous assembly or use with machinery and equipment; raw materials, supplies  used to manufacture machinery and equipment or to manufacture components, details, separate  parts, spare parts of machinery and equipment;
• Specialized means of transport in the technological line used directly for the project’s production activities;
• Construction materials cannot be produced domestically.

Projects in the list of special investment incentives:   Import tax exemption for a period of 5 years from the start of  production for raw materials, supplies and components that cannot be produced domestically.
